What is a real estate trust (fideicomiso)?
It is a structure regulated by Law 189-11 in which a project's land and the buyers' money are placed in the name of an authorized trustee, separate from the developer's own assets. The trustee releases funds according to the contract and transfers the units to the buyers when the building is finished. It is the most common protection mechanism for pre-construction purchases.
