Does a trust eliminate all risks?
No. It reduces important risks, because your money is not mixed with the developer's other businesses and a third party controls disbursements, but it does not guarantee the project will finish on time or how the market will perform. Check who the trustee is, what exactly it controls and what happens to your money if the project stops.
