Can appreciation or a percentage return be guaranteed?
No. Nobody can guarantee how much a property will rise, and return percentages should be treated as projections, unless a signed contract guarantees them and the party signing has the solvency to honor it. Be wary of promises of fixed returns without contractual backing.
