Should I pay cash or finance?
It depends on the cost of the loan compared with the return you expect from the property, and on your liquidity. Paying cash simplifies closing and often gives you leverage on price; financing lets you keep capital for other investments. If the loan rate is higher than the expected net return, financing reduces your profit.
